How to Get Your Own Personal and Professional Visa Assessment

Want a quick, accurate and fully comprehensive answer to the question “Would I qualify for an Australian visa?

It’s not easy trying to work out whether or not you might qualify for any one of the many visas that allow you to come to Australia, so here is the shortcut.

As you probably know, there are plenty of ‘free assessments’ available online, this isn’t one of them.

In my experience, these free assessments gather more information than they give out. In return for sharing some information about yourself, including your email and other contact details, you will likely receive an automated response suggesting that you may or may not, potentially, be eligible for a visa.

If there do appear to be possibilities, the next stage would be to book a consultation with the migration agent to further review your information. This will come at a cost, usually $250 or more. One of the services I trialled requested $599 to take it further.

We like to do things the other way round.

A full and thorough assessment

We ask you to invest the relatively small fee of $100 AUD for the service and in return, my MARA agent will invest his time, knowledge and expertise in personally looking over your details. He will spend about an hour, maybe an hour and a half, fully investigating your options before returning your written report.

He will over deliver. You will get far more than your money’s worth. Why?

Because my agent feels that if you are happy with his assessment of your chances, then you will ask him to prepare and lodge your application with the Australian government for you. You are under no obligation to use him, and you will not be pressured to do so, you will simply be quoted the cost of him acting on your behalf in his written report.

My agent is investing his time in you in the hope of gaining a client, that’s how he makes his money.

How the Visa Assessment Service works:

After purchasing your Visa Assessment you will be contacted, usually within 24 hours, by Simon Earles and he will provide you with a Client Information Questionnaire (CIQ) to complete and return to him.

After returning your completed form as instructed, my MARA registered migration agent will provide you with:

  • A full written and signed Visa Assessment report within 5 – 7 working days* of receipt of all information (CIQ and any follow-up information requested) detailing precisely which options you might have;
  • The selection of ANZSCO occupation(s) that should be applicable to you based on the information you provide along with their availability on the various skills lists;
  • The points you currently have and any additional points you may have the potential to achieve;
  • Details of the options that may be available to you and the suggested recommended option best suited to you or…
  • If there are no options for you, an explanation why along with suggestions on what you can do to improve your chances in the future;
  • A breakdown of professional fees and governmental charges applicable for your recommended visa option for those in a position to proceed further;
  • follow up via Skype or telephone on the information provided to clarify any issues raised by the assessment;
  • A credit of your $100 Visa Assessment Service fee added back to your account should you decide to use my MARA agent to represent you in full for your application;
  • This Visa Assessment service is not suitable for business visas (including Global Talent visas) or student visas. If, after assessment, one of these kinds of visas is recommended, you will be advised to seek the service of a MARA agent who specialises in such visas.

Visas covered

This assessment covers independent, sponsored, temporary or permanent as well as family and partner visas. It is not suitable for business visas or student visas. Please be aware then, that if one or more of the above covered points are not relevant to your application, they will not be covered in your Visa Assessment.

For example, if your visa option is not points based, or reliant on ANZSCO occupations, then clearly these will not be covered, but instead you will be informed of the requirements for, say, a de facto relationship application or perhaps a successful business visa lodgement or whatever is applicable to your circumstances.

Both Simon and I feel this is the most cost-effective and efficient way for you to find out exactly what your real options are with regards to moving to Australia.

About Simon Earles

Simon lived in Hong Kong with his family for almost 14 years in the capacity of a commercial lawyer working for the British Hong Kong Government and after the handover in 1997, with the Hong Kong SAR government. He has dual Australian/ British citizenship.

      Yes, you can still go ahead with the assessment, my agent will tell you about the additional points you might get from an IELTS test and how that might affect your application. For example, he might say you do not have enough points now, but if you get such and such a result in IELTS, you would have X number of points which would mean you are able to apply for a visa.

      Well, the first thing you will need is a visa, see my page about Visas. You will need to pay for that, assuming you qualify, and also pay for your flight to get here, and have enough money to pay for accommodation and living expenses whilst you look for work.

      If you’re lucky enough to find a job that pays enough to support you and your lifestyle, then you’ve made it, a new life in Australia.

    Am holding visa under sub class 489 for SA ( Adelaide). I visited to australia last month for a week time now am planing to shift permanent by Jan2018. am booking a fleight ticket thru agent but agent has commented that we can not book one way ticket under visa 489. am not clear on agent comments can you pls help….

      Maybe he said it because the 489 isn’t a permanent visa, but the best thing for you to do would be to ask him to clarify his statement.

      Providing you only want one of you to be assessed, you only need to buy one assessment. What I mean by that is if one of you is going to be the main applicant and clearly has a more likely chance of a successful application due to your skills, qualifications and age, then just have that person assessed.

      Included in the assessment would be all that person’s immediate dependents, that’s their partner and children.

      The only time that you would need to purchase two assessments would be if you both have skills and qualifications that could lead to a successful application, then it may be in your interest to have both of you assessed to see who has the best chance.

      Even in those circumstances though, it’s probably best to just do one assessment at a time.

      Thanks, glad you like my website.

      I’m afraid PayPal is the only payment method I accept as all other methods I’ve looked at, and especially direct transfers into banks, have ridiculously high fees. PayPal’s fees are very reasonable for international transactions.

      Unfortunately there are a few countries who are not approved by PayPal and clearly Lebanon is one of them. If you know anybody who lives in a country that is approved by PayPal who can pay for it on your behalf, that is the only way around it.

      Just asked them to add a special remark when making the purchase mentioning the assessment is for yourself. All you would need to do is work out a way of paying them back.

      Yes, I can confirm that my migration agent received your questionnaire this morning and I also received your request to check if he’d received it this morning as well.

      I was waiting for a response from my agent which I got this afternoon, sometimes both he and myself are not able to respond to emails immediately. You should have also received an email from me a couple of hours ago confirming he has received your questionnaire.

    Hi bob,

    I just availed the assessment visa you recommended. However, i have encountered problem in sending the completed questionnaire. I downloaded the questionnaire form, filled it out and the format looks fine. But when i sent the form to Mr Simon and checked my sent items, the error that says PLEase wait.. (all about adobe reader information). I tried my best more than once to correct this problem but to no avail , considering I have the latest version of Adobe also when i filled out the form. Please help! Mr simon is not replying to my messages as well..

      Not sure what was going on your end, but this end we received five attempts to return your PDF in under an hour, the last of which arrived less than 20 minutes before you posted this comment. Three did not have the attachment but the other two did.

      It was not a case that Simon was not answering your email, more that he wasn’t able to reply back to you immediately to meet your timescale. It’s all good now though and I can confirm that Simon has successfully received your completed questionnaire and you will be hearing from him in due course.

      That’s exactly what this assessment service does, it looks at your options and let you know if you have any. Without going through the assessment though, it’s not a question that can be answered here.

    Hi Bob, I have submitted an EOI sometime in January 2017, we have taken all our birth certificates for verification but the relevant authority did not agree to verify my husband’s birth certificate that he has been issued some 25years ago due to no record. He has apparently used the same document all along.
    Would this impact the decision on my application? Or can I possibly replace his birth certificate with another document?

    Since 2014, my occupation was out of Csol and it is now in list again.

In your case, additionally, if you cannot prove you have been in a partnership living together as man and wife for more than 12 months, you will definitely need to do separate assessments and qualify independently of each other.

    I used your point calculator on your site to see if I still qualify for immigration. And I scored dead on 60. And I know that even if you score enough points, you might not get invited to apply for PR. I was wondering if you knew if I stand much chance on getting invited with just 60 points? I have heard it depends on your occupation, but if that’s true or not I don’t know. If that is true, im a mechanic from the UK.

      Its impossible to tell but I’d say you stand more chance now than you will next year and the year after…If you going to do it dont hang about…
      I am no expert for that your need a MARA but there are many people out here under the current 60 points system that scored just 60 points, the type pf visa you are after may matter also. As well as if 2000 other mechanics apply… So yes you stand every chance with 60 points Good Luck

    I am trying for Australia PR.
    My agent suggests me subclass189 or subclass489 as i am in IT/Software field.
    He is charging as follow:
    1. Registration Fees : $415 AUD .
    2.Skill assessment : $1035 AUD (for main applicant) + $415 AUD (for my wife)
    3.EOI : $828 AUD
    4.Visa Application : $828 AUD
    Total approx. $3110 AUD plus 15%tax.
    So i would like to ask you that is worth or this might too high??
    Any help from you greatly appreciated.
    I belongs to very middle class family so your help will meant for me a lot.

      Hi Kristina

      Yes, Simon does usually acknowledge receipt of completed questionnaires, so you should have received something by now. I notice you have a Hotmail account, please check your spam or junk folders as this email client, along with Gmail, does tend to do strange things to genuine emails.

      If you do find something in there, you will need to whitelist his email address to make sure further emails get through. If you haven’t received anything, let me know and I will chase it up.

          Sorry for the delay getting back to you Kristina, yesterday was a public holiday here (we also had another public holiday last week) so we’ve had a long weekend. I’ve just got off the telephone to my MARA agent, he has confirmed he received your questionnaire on the 25th and responded the same day to acknowledge that receipt.

          He received further emails from both yourself and your husband yesterday chasing it up again, and he responded yesterday with a further acknowledgement. So sounds as if the emails are not getting through to your Hotmail account, but it is worth checking your spam and junk folders again.

          Even if you cannot find anything, rest assured he has received the information from you and you can expect to get your assessment report in due course.

          Hopefully you can find those emails somewhere in your Hotmail client and if you do, it would be worth you googling how to whitelist his email address in Hotmail to hopefully prevent further emails going missing.

      I’m afraid no, you don’t get two assessments for one fee, if you really wanted both of you to be assessed, you would have to pay twice. On the bright side though, you get twice as many opportunities of getting a positive assessment 🙂

      I normally suggest just getting one assessment done first, after all only one of you needs to qualify if you are long-term partners, so if you think you know who is likely to have the best chance just get an assessment done on that person for now and see what happens.

      i have completed the questionnaire for my husband to be the main applicant as we want to explore his options, however there is exactly same questionnaire for the spouse so Simon will get the information for both people anyway. I assume he can base his assessment on this information given and suggest different routes? So in my opinion, there is no need for two assessments.

        That is sometimes correct, and that’s why I suggest getting one assessment done in the first instance. If Simon looks at the main applicant and for some reason doesn’t think it stands much chance, but feels that the spouse would have a better chance, he would email back and suggest completing the form again with a different main applicant.

        Sometimes though, both partners have very similar chances in which case he wouldn’t switch and in those cases it may be advantageous to do two assessments to double your chances.

    I have started visiting your website since I began my migration process 2 years ago and I have found many useful information, thank you.
    I am afraid I have reached the dead end and I am thinking about giving up, but I still want to move to Australia..
    I have received positive outcome from EA under the occupational category 233914 Engineering technologist but I had unfortunate circumstance that the letter came on my 40th birthday so I lost points on account of my age. Since I have a good command of the English, I had expected to compensate the lack of points with band 8 in IELTS. But in 4 attempts I have scored lower grade in one module. Not to mention that I have already spent a substantial amount of money. I have visited Simon’s website but I haven’t found possibility to make an enquiry other that to purchase visa assessment service. I would like to pay for an advice or the further course of the procedure if possible since I have already identified initial factors such as occupational category.

      Well, the only way to engage Simon is to go through the visa assessment first, because that’s the only way that he can get all the information he needs to help you.

      Even though you have done all of this research and work over the last couple of years, he would have to start from scratch and so this is the only way we operate. That said, if your stumbling block is just getting those extra points from the English language test, consider doing the Pearson’s test instead of IELTS.

        I haven’t thought about other English language tests since I have done so many preparations for IELTS but it is a very good advice. I’ll check it out.

    Hi Bob,

    I’ve been checking your website for a while now and I find it very useful. Me and partner are thinking of immigrating from the UK. I’m keen to apply for the 189 skilled visa in the near future, just need to get higher score in the IELTS test to add up some points to get 60 to be able to apply.
    One thing I don’t understand is why are there so many occupations on the ‘list’ which don’t require university degree but if you apply for this type of visa the assessing body requires you having one..? Eg. my partner is a data cabler which is on the ‘shortage’ list but for him to be assessed by the Engineers Australia he would need a university degree. This is however not needed for the job! Neither in Oz. Same for lets say, plumbers or carpenters etc. Im confused.
    Even though my partner has over 10 years of experience he cant be assess as he has no uni degree.
    Because of that I am planning on applying through my occupation which is also on the list but I have only short experience and therefore need 20 points from the IELTS test. I just missed this by 0.5 point…grrrr
    I wonder if its worth contacting Simon for advice. Do you think he would be able to suggests different visa paths?

      Trades people have whats called a skills test and no it doesnt need a degree I am not sure where your info is from ….I am not a trade but met a few that are and it was a skilled assessment that is even done in UK by accredited testers…E.g they may ask your husband a number of questions etc etc…. I am sure someone will be along shortly with more details for you on that ….or have a read on here…Finally also have a read on here about Pearson instead of Ielts. Its in the drop down menu above Visa Ielts I and many others found it far far better and easily scored the 0.5 that always missing with Ielts

Unfortunately, I don’t think his occupation is actually on the list, although it is super close to few of them! Never heard of Pearson, but will look it up. Just received my Ielts results and although i got 8.5 in all modules, I received 7.5 in listening which I am gutted for:-(

    Hey, Bob, greetings from Norway!
    I have a question regarding assessment/ the service of Simon;

    I know already that I could get a defacto/partner visa, as my Autstralian partner (not married) have lived with together with me in Norway for the past five years. We have one child and one on the way, and we own a home together. We now want to move to AUS and there is no reason why we wouldn´t get this VISA granted.

    I´m however wondering if there is a way around the application time etc- our baby is due in november and we really wish to have the baby in Australia. I could be there on a tourist visa at the time of delivery, but that would further delay our application as ideally it would be best to start now. Because.. I would need to be out of the country in the application processing period, isn´t that so? There is no way around this either? OR.. I read that there is 14 month processing time if “in the country” in the processing time, and not actually being able to leave until granted. Is there normally a shorter time in cases like us where we have these strong relationship “proofs” (children/ mortgage)? Besides I am an engineer (not newly grad though) maybe that helps?
    I am wondering wether this is Something Simon could provide help with, but if all he would offer to me is the advice that the partner- VISA is right for me, then there would be no reason for me to purchase the assessment as I already know this..
    Anyway, thank you for any guidance if you happen to know something about this!

      Well, firstly, I simply cannot answer any questions, I don’t know the answers. Simon would know though.

      The good news is Simon would be able to answer these questions for you, and if you go through the assessment, part of it is a follow-up Skype conversation to clear up any further questions you might have.

      Going through the assessment first simply provides Simon with all the information he needs to advise you accurately, it’s all there in the questionnaire you will have filled in and returned to him. Once he has all of your details, he will be able to advise on the estimated processing time and if there are any ways to ensure you are here by November.

      There are no guarantees he could ensure you meet that deadline, but he will be able to help with those questions. Hope that helps, Bob

        Cheers for your response bob. I have paid for this to start the process. Although, I can’t download the questions, it allows me to access the form how to complete but not the questions. I have used my phone, iPad and been in work to get my laptop and it won’t download on any devise. I have updated my devises and still it won’t open. I have tried for two days before asking but is there any other way I can access it at all bob thanks ?

          Hi Amanda

          As mentioned on this page, and in the PDF you can open, the questionnaire will not work on your phone or your iPad. It will work on a Mac, but you need to read the instructions in the completion guide to see how that works.

          The form is best completed on a PC with the most up-to-date version of Adobe reader, not any other kind of PDF reader. It’s an interactive form, that means it presents you with questions based on your previous answers, which is why it needs the latest version of Adobe.

          If you still can’t access it, send me a private email, you have my email address in that completion guide and I will help you through it. So far, and I’ve been doing this for about five years, nobody has failed to get it working eventually.

I want to use him as I trust your judgement and I have tired to navigate my way round and can’t find any costs. Do I have to message him somehow?       I was almost tempted to reply over weekend to this as I heard a rumour on Thursday but it has been confirmed today in press reports that the 457 visa is to be scrapped…details are sketchy on when e.g. imminent or already…If you have had a skills test before with Simon Id use that and email him see what he says …The good news is there is a replacement it seems, one maybe not quite as good and one better depending on your point of view , its main replacement is designed at it would appear making it tougher for those with English as a second language and companies just grabbing anyone..As I say full details are not in and what has been said is not comprehensive.         Yes, I’m afraid the 457 visa is no more. As Mark has said, there is a replacement visa and I think it will take a few days or more for my MARA agent to find out how it all works.

        As for costs, they would be detailed in full in your report. It’s really difficult to give costs without doing the assessment first as my agent really needs to know exactly what you need in full before giving you those costs.

        For example, with the 457, or now its replacement, optional add-ons will probably be assistance with your skills assessment, and maybe help with submitting your EOI. So sometimes the assessment needs to be done in full before full costs can be quoted, but I can tell you that Simons fees are extremely reasonable and you will not be disappointed.

My spencer seems to think this wouldn’t have an effect on my opportunities, but as you say nothing has been finalised.       I know and appreciate how once you have the ‘Australia bug’ a few lines aying teh 457 has been scrapped might be a bit demoralising so whilst possible bad news yesterday its good today Have a read of this http://www.border.gov.au/WorkinginAustralia/Documents/abolition-replacement-457.pdf So if your job has not been removed from the list which was the effective change yesterday all is not lost it seems the 457 will not be removed completely till March 2018…It was at bets poorly announced yesterday and at worst a shambles of details. I imagine there may be a heightened amount of application so never a truer word… if your are going to do it tomorrow is not the time ….Today is …. Good luck

This is not unusual either, nobody can help anybody to get a job anywhere, it is always down to the individual to secure the interview and then impress the employer when they meet.

    Hi! we just came back from a month vacation in Oz visiting distant relatives and we totally fell in love with the country, the people, the culture. So much so that we want to migrate.
    I’m a bit scared of the whole process to be fair, but we’re tired of grey, cold Finland and we’ve been thinking of moving away for ages.
    I have a silly questions, but since I have no experience with this… when I choose a MARA registered agent, for example Simon, do I need to have at that point our degrees translated into english? or will that come later? what other papers should I prepare?

      On the initial contact its usually an assessment to see what the chances are for your family Eg degree, work history etc along with English speaking test maybe and age. You can do a quick points tally on many sites to see if you can get the 60 + points needed. Its likely after that you may need them translated but of course the MARA agent will tell you what you need. Glad yu like it here, Yes the weather is better than Finland though as Finland probably has the best drivers in the world its not all perfect here in AU Omnea!

        What kind of Visa would you suggest me to have or suitable for me if I want to live there and work ? How long doesn’t take to be in MARA Assessment.?
        I haven’t found work from there yet but I was thinking to get work Permanent first then move there.
        My question for you is with the purchase
        Assessment and results would that includes possibly getting working permanent documents ?

        Is it possible to just come Australia first find job and then move there ?

        Or is most important should find jobs first before moving there ?

      At this stage, no, you will not need to get anything translated. My MARA agent is only looking at your circumstances to see if you qualify for any kind of visa, and if so which visa fits best for you.

      Your points total, incidentally, is only one part of the equation, many types of visas are not points related. My agent will look at all potential options. If you then do go on to make a formal application, that’s when you enter the ‘prove it’ stage and have to backup everything you have said about yourself.

    your blog is extremely useful. I work for an embassy in Bangladesh. so have a some (just some) ideas on visas. Although I work in Public relations/communications unit. What I was looking for is what are the percentage of success if you apply for the whole process on your own without a Migration Agent? I have spoken to a few agents and they charge way more than I can afford. so my question is, Can you apply for General skill assessment and EOI on your own if you know which category you fit into? if yes, what are the risk to it? Thanks a lot

      I’m afraid that’s an impossible question for me to answer, I just do not have the data. Many people do complete the applications on their own, and successfully, but as far as I’m aware there are no figures detailing the success and failure rates of applications put forward without a MARA migration agents assistance.

      One of the dangers is that you do actually lose your visa application fee if you do not get approval, and as you know, these fees are actually usually higher than the agent’s fees and I think always higher if you are bringing your family. So it is risky, but I cannot tell you how risky.

    I did this application on 23rd March, I didn’t receive an email acknowledging reciept of application, I followed it up with an enquiry email mid week to check it had been received but as yet I’ve not heard anything. I note it also says above that Simon is now on holiday til 14th April.

      My MARA agent has copied me in on an email he sent you yesterday after you chased him up direct by email a couple hours after posting this comment. He responded to your email within two hours so you should have received it. He explained that he has also sent you two emails prior to that, I believe one was an acknowledgement of receipt and the second was a lengthy email concerning your occupation.

      I notice you have a Hotmail account, I think you need to look in your spam or junk folders for these emails as they are clearly going missing. We have this problem from time to time with Hotmail and also with Gmail, they seem to have a funny way of dealing with genuine emails. It might be a good idea if you were to research how to whitelist email addresses in Hotmail to ensure delivery in future.

      For the record, you actually returned your questionnaire on 26 March at 8:53 PM Australian time, so your 5 to 7 working days began on Monday the 27th. As Simon followed up with significant further information first thing on Monday the third, that is six working days at most and therefore within the timeframe.

      If you cannot find any of these emails do get back to me direct whilst Simon is on holiday. I will forward on the email that Simon copied me on which includes what he needs to know to take this further.

    I received an offer from one of the constructions company and I have been assigned to a case officer for the process of my clearance and work permit but I was asked by the case officer to make this $499 before it can be done. Am not certain whether it is legit or a fraud.. Can you be of any assistant?

      I don’t know, I’ve not heard of this before, but that’s not to say it is a fraud, it may possibly be genuine. May I suggest that you take the name and, if they have one, the number of the case officer and then independently telephone the Australian immigration department direct on their listed telephone number as per the Australian Government website.

      When you speak to them direct, tell them you have been asked to pay $499 by, and then tell them the case officer’s name and number, and ask them if this is genuine. It is better to be safe rather than sorry.

      You should be able to pay via credit card without problems, but it does still go through PayPal. You do not need a PayPal account though, PayPal simply acts as the processing gateway.

      Look for the link to click on on the PayPal page that allows you to pay by credit card, there is a picture of it towards the bottom of the above page with a red line drawn around it.

    We are looking at moving to Australia and finding the array of options confusing! My husband was born in Scotland to Australian parents, raised in Australia and then his folks emigrated back to the UK with him. Last year he applied for and got dual citizenship so he now has his Australian citizenship back. We think this means we should be able to get into Australia to live and work quite straightforwardly but we had hoped that I could find a job first so that we’re making less of a leap into the dark. He’s 46 and I’ll be 38 this year so I believe we are still young enough to get in. Really – I’m looking to see how I go about getting a work visa – I keep seeing jobs advertised that allow people with a working visa to apply but I don’t know how I get one and trying to find out has left me confused! Any suggestions/pointers would be gratefully received!

      Yes, that’s the problem with free assessments, they only tell you whether you might possibly qualify or whether you might not. Nothing is concrete and if you do apparently qualify, there is no indication of what to do next or what visa you should go for.

      On the other hand, the visa assessment I offer here through my MARA agent will give you those answers and much more. If you want to get it up and running, I’d go through this assessment first if I were you and then if you like the price quoted by my MARA agent to act on your behalf, and I’m sure you will, then let him get on with it.

      The best thing to do now would be to speak to a MARA registered migration agent about your situation. They are the professionals and the only people who are legally allowed to assist.

Would you or anyone one else here be able to give us a bit more of an insight? If we qualify to emigrate to Australia would we be able to buy a house as soon as we arrive or is it a little more complicated than that? We’d have a deposit of about £130k.       Yes you can buy a house once here is the short answer. The more complicated answer is what you need to do. Your deposit would be OK so you would likely need a mortgage, that would likely need a job of course or even two. Youd be a first time buyer here for I think all states so there is some allowance on stamp duty. We decided to sell our UK home as it would be to easy to return. plus it was not likely to appreciate in any value with the UK economy in its plight added to which the fact it had been rented may never feel like home again and its usually never looked after as well so devalued there. Grab yourself a broker here, they can get better rates than the bank offers, (that was advice I got from a senior bank exec) You can get pre approved for a mortgage and use an offset one if you can. Scan (so you can print unless you have online access) bank CC statements IDs etc from UK, may or may not need You’ll need AU ones as well You will have no credit history here…If you have an offer of a job letter and so on. Its pretty plain sailing though the buying the house can be fun or painful. Realtors here aka estate agents are somewhere on the bottom rung of the trusted people professions so no change there then. You can even buy at auction a house but these are hilarious. Have a google of Australian property auction (video) I find the funny and very very slow At ours he went going once …30 second waffle interlude ……going twice ……another garbled interlude “are we all done, are we really all done, and so on then said hold on a minute Ill be back ” now going inside to have a chat to the vendors aaaaaaahhhhhhhhhhh

        Actually, I think it’s even more complicated than that. I think it depends on what kind of visa you come to Australia on as to whether you can buy a house or not. If you have a Permanent Residency type of visa, then yes, you can buy a house. If you are on a temporary visa, like a 457, my understanding is that you would need to get permission from the Foreign Investment Review Board (FIRB).

        The best thing is to Google it for the latest information.

        So I think you might need to wait to see what kind of visa types you will be applying for and then look into whether or not you will be able to buy a house with it.

        For example, I was speaking to someone who moved here sometime around 2001 on a 457, and at that time they could only buy land and then get a builder to build the house. That’s certainly a good way from the Australian Government’s point of view to stimulate the housebuilding industry. Not sure what the rules are now, I can’t keep up with it, but as I’ve said, it’s complicated.

        If you get PR though, it’s simple, you can buy a house.

        I was hoping to rent for a year and then perhaps sell our house in the UK before buying in Australia. We’ll be coming over as a family of five so I want to make sure that everyone is happy and settled before we make the decision to sell our home here. Or should we just ‘bite the bullet’ as they say?!           Yes Bob is correct a 457 visa usually means more restrictions on buying but I was assuming you are looking for a PR visa with applying to Simon. If your asking! Id bite the bullet but several factors depend…We bit the bullet because our UK house was some £450K. Renting would likely have found max 9 month rentals as not many rent those homes long term…With agent fees and maintenace out looking at say 8K prfit ion the year which I figured we woudl devalue it as things are more worn etc etc…So we sold! …
          Was planning on mortgage free here but as ever you always go for better so we have a small offset…Again it was making it too easy to return to UK if we kept the house and ask yourselves this if you rented your house for 12 months would you live in it if you did return or would you want something else?… Could it be your home again? ….Have you decided where you are heading to here yet?

            I have known people move to Australia but keep the door open for returning back to the UK, and guess what? They sometimes returned to the UK. If everyone in your family knows that the door is open, then someone is going to want to go through it.

            So I’m with bite the bullet. I think the best way to move to Australia is with a determination to start a new life and make it work. That’s what I think anyway, for what it’s worth.

    This is slightly off topic, but do you know if there is a time frame on when one must move to Australia after a skilled 189 visa has been granted? In other words, would it expire if I didn’t move over?

      On the basis of your question id say you have not got your visa yet maybe you are expecting it soon…Its likely it will come with a 1 year from the date of your police check or medical anniversary As its likely you had the police check first that could well be your date Whichever the date yes it will expire if you dont move over at some point

    Hi. I (my husband and I) have payed the 100 USD and has started filling out the questionnaire. We would like to move to Australia and work there – so we aplayed for a skilled-visa. One of the questions is: Is this application to be sponsored by a relative or family member?
    I have an uncle and aunt in Australia. Can they be me and my family´s sponsor, and will it then be easier to get a visa? Or does the question mean something else?

      My MARA agent tells me you have already returned your questionnaire and you have mentioned the possibility of sponsorship as additional information in your covering email.

          Its almost impossible to answer that question As its down to the folk that look at the EOI’s Its whether you have enough points I am sure you have. Its whether you have all the correct information…Its whether they need any assessments done…The best I can answer is it takes as long as it takes/ Be patient if everything is right then things will progress…

      Hi Dennis

      Well, it’s not me that can help you, it’s my MARA agent, so there’s really not much point in visiting me. We also find that the most time efficient way of assessing a person’s options is to follow the format laid out on this page.

      If you were to go through this visa assessment as described above, then that would give my agent all the information he needs to know about you to make an assessment. If for some reason after that, both he and yourself feel it is necessary to have a meeting in person, I’m sure that can be arranged, but it is always best to go through this process first.

    Hi all.
    Could someone, who has filled out the visa assessment form, tell me how important it is is to inform MARA agent of previous visas. I lived in Australia for a year almost 20 years ago on a working visa (typical 18 year old activity!!) but there’s no way I can backtrack and find out visa number. Also have visited on holiday as a family. Do those visas need to be included????

      No, you do not need to give precise details on these visits to Australia, just mention it in your covering email when you return the questionnaire. At this stage my MARA agent is simply gathering information, none of this forms part of an official application, so if my agent needs any further information from you, he will ask for it specifically.

      Just fill in the form as best you can, put any supplementary information in your accompanying email and all will be good.
