    Hi Bob,
    You’ve done amazing job by bringing all different topics together at one place. Thank you!

    We (family of 4 with 2 small children) are moving to Australia in March 2017. I am currently investigating option of buying an apartment during development stage in Sydney. Do you have any articles/adices on that? Would you consider this as more cost-efficient compared to buying from the market, considering waiting time of aprox. one year + unexpected issues with delivered property? Do you know if newly build apartments are delivered as “ready-to-live” or additional works (e.g. final finishing, kitchen/bathroom installation) required?

    Another principle question is about location. Our preference is to have child friendly and safe neighborhood with public transport nearby and preferably beach in a relative proximity.
    I was recommended to consider Northern Beaches (Freshwater, Curl Curl) or South Sydney (Sutherland, Miranda, Cronulla). Can you or someone local share advise on the neighborhood?

    P.S. I don’t have job yet, and I know that it is preferable to have office location in mind while selecting an area to live.

      Hi Mikhail…Sorry cant be of help on location in Sydney but someone will be along soon I am sure. What I can say is you could end up buying somewhere with a problematic commute from your last comment which I think you appreciate…
      My main reason for posting was to say, make sure you use a local lawyer to facilitate the purchase not just a conveyance. Many problems can occur and many factors will need consideration, It comes to a point when money will be required to pay for the property in whatever build stage and you need to protect yourself. I personally would have a good look at the purchase and then when you have said yes to yourself go over it all again…I am assuming you paying in full no mortgage. Be aware you will be levied for stamp duty now in NSW for non domicile. This applies in other states as well. The stamp duty surcharge already applies while a land tax surcharge will take effect from January 1, 2017. The surcharges will not apply to Australian citizens, permanent residents of Australia or New Zealanders who have stayed in Australia at least 200 days in the last 12 months, Now you may feel the surcharge may be less than the property may return even in the short term and after all it is a home not an investment vehicle but the banks are suggesting there is a small slowing in the ‘apartments’ market place.
      Like anything in life like this, you pay’s your money, you takes your chances. it is of course about limiting the exposure and risk. Maybe if you cant live in it on arrival its bot actually saving you much in the personal circumstances area. I’m not so sure it would be saving in the financial area either.

          Hi Mikhail …Its not impossible to buy on mortgage overseas but extremely hard and a number of hoops to jump through …You are not in the country and no job, your not a good risk as they would say. A decent deposit will help. Its far easier when here. You would likely need a job, show some income, probably your wife, dependant on loan to value ratio and that decent deposit, Its all variable though, putting 80 deposit down even out of the country might see you as a good risk..I am not an underwriter though Foreign income can be shown but it is treated differently…
          Bottom line Id get here and find your job and somewhere for two or three months while you look to buy, Break a lease even, its not that expensive. along as you have not rented something silly
          Despite Dani’s comments below I am with Bob as below there is an oversupply of apartments. Sydney, Melbourne, didnt realise Brisbane.as well. Everyone has jumped on the bandwagon converting or building whatever they can and because foreign investors have been politely told “thanks but your going to pay”. the apartments are becoming too many to sell,
          You have to look at the bigger picture, eg google and see several sources for info. The median is a guide but its very falable as there is no such thing as the average home in a city town or anywhere.
          Plus read between the lines on media news…What realtor or agent is going to say to a media person, Yes we are struggling to sell! or they are too expensive!, just before they are fired by their boss…of course they will shout YES YES selling as fast as we can build them. of course some will sell rapid if they are perhaps a sought after place and overlooking a marina maybe but likely that will put another up for sale somewhere else. .

      The Median price for a Home in Sydney is now $1.4m it was reported on TV News last nite. I live in Sydney in the Sutherland Shire (Oyster Bay) a leafy quiet suburb alongside the Georges River.
      No Apartments are allowed to be built in OB. Sutherland Shire NSW Police Statistics nominated the Shire the safest area to live in Sydney. Apartments are going up everywhere in Sydney mainly high rise. They are now allowed to build medium to high Rise Apartments in S’land Shire. They are very modern with all mod cons many have amazing views. All the Apartments are minutes from Cronulla Beach & a huge Westfield Miranda Shopping Centre. Apartments are being Sold off the Plan from approx $800,000 to $1.6 millionth you can buy Apartments that have just been finished. The Apartments are Sold so fast….
      I have a few American neighbours they are IT people who have temp working Visa’s – they have all said they love the weather etc but Sydney is so expensive in comparison to US housing, food, clothes is much cheaper in US. Bring plenty of money with you & you will have a wonderful time. Brisbane is incredibly hot in Summer it affected my breathing. Melbourne weather is crazy very hot summers & freezing winters & you can have 4 Seasons in one day. Adelaide is just a sort of city it is a like a slow Country Town – Perth is Hot – dry & not exciting if you like living in big Cities with the option of so many thing happening then Sydney is the place to live. Google ‘Apartments For Sale Sutherland Shire’ they are all listed on the web….good luck you won’t be sorry…the weather in Sydney leaves Northern Europe for dead…no long cold dark days ever again…& practically every day the Sun is shining…honestly I would die in Europe so cold & dark…..& depressing ….
      Sydney Western & South Western Suburbs have high Crime Statistics – drive by shootings, stabbings, murders, violent Bikie Gangs etc.
      NSW POLICE FORCE has a Middle Eastern Dept just for the Muslims – they commit the most crimes in Sydney – we all feel sorry for the Police they are attacked by Muslims.

        Hi Dani Not wishing to put folk off Sydney either moving or emigrating. I have a feeling your news team you was watching had been a little trigger happy on the auto cue. The median house price for Sydney broke 1 million only last year then declined back under 1 million in the early 2016. It has just according to various sources hit 1.047.and is forecast if they can be believed as banks have tightened lending criteria last month to rise to 1.065 million by the late 2017 that’s a hefty 350K difference in your news item report. I suspect it may have been one suburb. My source business insider…I was just reading it after reading this.

          Dani, Brisbane is very hot in the summer but does NOT affect my breathing, and I just love the climate here. I think it is a great choice for people who like their weather a little warmer.

          Mikhail, Google ‘apartment oversupply Sydney’, I think it is a current problem there as it is here in Brisbane. If you are going to buy, buy carefully and also make sure you have cleared it with the Foreign Investment Review Board (FIRB).

            Hi Bob
            My Brother lived in Mackay for 30 years (originally from Sydney) he told me the Summer heat was really starting to affect him & his wife….because of their age.
            They decided to move down to Curra Qld which is 1.5hours North or Brisbane. He bought an expensive Barometer he is a Weather Watcher having experienced a number of Cyclones living in northern Qld. Winters in Mackay & Curra are very cold..Curra has been 1.0c in the Winter & over 40.0c in the Summer. Parts of Qld are colder than Sydney – I visited my Brother in Mackay in the Winter it was freezing. My Brother explained the icy cold winds (Snow Country) follow the Great Dividing Range right up to Northern Qld. We visited friends at ‘The Gap’ Brisbane in January…..the humidity was unbelievable this affected my breathing. I had the same breathing problem in Thailand & Bali…many years ago. People who have moved to NT from southern states have also had breathing problems….because of the incredible humidity. Once we drove to Gold Coast no problems with Breathing. I’ve observed that Northern Europeans love the heat more than many Born & bred Australians…

              Yes, many parts of Queensland can be very hot and also very cold. And for sure, some people cannot stand the humidity in some of Queensland’s cities, although Brisbane is of course nowhere near as bad as say Cairns.

              Horses for courses. All I was saying is that I absolutely love the climate in Brisbane and it suits me down to the ground. I’ve never had breathing difficulties so I just wanted to point out that for some people Brisbane should not be dismissed, as you appear to have done, just because of the heat.

              Right now, this week, people are having severe and even fatal asthma attacks in Melbourne due to the weather. It is though a rare phenomenon and certainly not a reason to dismiss Melbourne as a potential destination for most people.

              Weather is very much a matter of personal preference.

    Brisbane Housing costs are much much cheaper than Sydney & Melbourne..
    Brisbane in Comparison to Sydney is a big Country Town. Sydney has Ocean Beaches. Brisbane is built alongside a River the Beaches are miles away, it is in a hollow this is why it Floods & the Summers are horrendous the humidity is unbelievable.
    Most People from Brisbane prefer Sydney because it is the most Culturally Diversified – they said Sydney is Open 24 hours a day & the choice of Cuisines leaves Brisbane for dead.
    If you prefer a slower life, no Beaches extremely hot & humid summers then Brisbane is the place to go.
    Australians only want a quiet, safe life – we now have extreme Muslim Radicals living in our Country & heading off to,join ISIS…this is what upsets Australians.
    We,had a a Radical Muslim Lunatic murder a young woman & the young Manager of the Lindt Coffee Shop a few weeks ago inthe CBD a few weeks ago. We have had Muslim Leaders speaking out against the Radical Muslims in Australia.
    We do not fear being run over by people of other Races…we only want people who will assimilate & become decent Ausytalians….which isn’t much to ask.
    Granted our Ancestors were Immigrants but the Human Race has always moved around. We as a Species – originated in Africa & spread out across the World…..the ultimate Migration !!!!! A person’s colour is irrelevant it is how one conducts oneself in Society. Your comments are untrue & irresponsible. We are not a brutal Society, why are we trying everything to Stop the Indonesians from Executing 2 Australians along with a Brazilian, a French Person, a Nigerian & a young Fillipino woman. I have been Married twice – my first Husband was Jewish from Europe & an Armenian from Egypt (he has dark skin & so does my Son). My Son is engaged to a beautiful Spanish woman from Madrid (she has dark skin) she loves Australia – she came to Australia for a Holiday & fell in love with Sydney & the way of Life (prior to meeting my Son). She returned to Spain & went through the necessary process to move to Australia, she is now an Aussie. Australians are now marrying different into different ethnic groups the same as I did. Australians just want decent humans to be part of our Society & we welcome them with open arms…we read what is happening with the Migration Peoblems in Europe, France, Holland, UK, Italy, Greece, Spain,Germany, Sweden etc why would any Country want to be overwhelmed by another Race, Culture, Radical Religious Beliefs etc. I haven’t forgotten the young British Soldier who had his throat cut by Radical Muslims & the Muslum Extremists who blew up the Tube in London. The Murders of the French Cartoonist in Denmark & France the violent Muslim Riots in UK & Europe. Why would any ‘Intelligent Government’ want to allow such Extremist into our Country & destroy our way of life & force us to live in constant fear for our lives. What is wrong with a Country & it’s Peoole trying to keep it Safe for Future Generations????

      A nut case held up a chocolate shop In Sydney and shot one of his hostages after the hostage tackled him twice. He holds up a generic Islamic flag. Huge news coverage. When the police storm in they kill the seconsd hostage by accident. Look it up. A bloke walks into an apartment building shooting randomly holding the occupants hostage on the gold coast. Police manage to arrest him without killing him and the world knows nothing about it. (he wasnt a muslim) Yes it does get hot in Brisbane, and Brisbane is a lot smaller than Sydney as a city. Yes houses are cheaper. Not sure why we are discussing Brisbane when the topic is Living in South Sydney. Shall we talk about Perth now Or Afghanistan ? I said nothing that was untrue. Nor did I say Australians have a brutal culture. Yes humans have moved around. What they do when they establish a new home is another story. Im getting the impresion you dont know.Australian history. Sydney has had no terrorist attacks, and Im not interested in your past love life. I have just realised someone that has lived in the same place for the last 40 years and complains about it is not going to talk sense, and is going to have a very narrow view on the world they live in.         Thank you for informing me of the plight of the Bali 9, but I didn’t really need it, it’s on the news every night. Other than that, I’m not really sure why you have chosen my page about living in South Sydney to have a good rant, I think we are all aware of the religious war that is being waged around the world at the moment, and I agree with you in some ways, I’d rather be here in Australia than anywhere else whilst it goes on.

        But I’m just not sure why you have felt the urge to write what you have written, here and now. Maybe you could explain?

        As for “Most People from Brisbane prefer Sydney” – I live in Brisbane and I don’t prefer Sydney.” Unless I can to live in millionaires row, by the harbour somewhere, which I can’t.

    Having read Kathryn’s comments with amusement…I have lived in St George & Sutherland Shire for over 40 yrs…virtually everything she said was either untrue or highly exaggerated…..shame people have to tell untruths for people who want to learn about the way of Life – Downunder….Australia is a very expensive Country to live in. The cost of Food in Supermarkets is virtually going up monthly – housing & rental properties in Sydney are expensive & increasing – median price for a home in Sydney is $800,000. If you wish to travel to work in CBD in Sydney you can buy a home cheaper but…you will be sitting in a train 1.5 hours twice a day which equals 3 hours travelling a day. Sydney has the largest urban sprawl of any city in the world. Sydney is a typical world City now – traffic almost gridlocked 7 days a week. Infrastructure is stretched to the limit…to have elective surgery can take 1 to 1.5 yrs. Definitely get Private Health Insurance which can cost $400 plus for a Family per month. Sydney’s crime rate has rapidly increased due to Drugs, murders, drive by shootings, stabbings….we now have Ghetto’s Moslems & Asians. In Australia we refer to Asians that are Chinese, Malayan, Japanese, etc. We call Indians from India as Indians…Australia is now a multi cultural Country I can go into some areas & not see a European or an Australian. Australia has also taken In Black Africans who have been languishing in Refugee Camps. The shops have their language in Chinese, Arabic, Korean etc. Australians are angry with the labelling of ‘Halal’ so many Products including McDonalds are ‘Halal’ Certified. Australia is not the Country it was there is the good & the bad when we have cultures that arrive & not wish to adopt the way we Westerners think – they do not want to assimilate …does this remind you of the UK !!!!! The world is changing everywhere with Migrants Legal & Illegal moving out of their homelands….& spreadingn across the world. I am not biased my firstmHusband was from Denmark & my second husband was from Eygpt. We have educated people & uneducated people in all Countries which I believe make the best Migrants. I have had Friends who have travelled through Europe & told me the problems these Countries are experiencing with Immigrants we too are having the same problems….it is such a shame Australia was once the quietest most peaceful Country 30 years ago……I & most Australians have seen huge changes we all wonder what will Australia be like in another 10-20 years our Demographic is changing so fast…..

      I’m sure Kathryn, if she’s still around, will also read your comment with some amusement. I’m sure she would think, as I do, that there are a lot of things in your comment that are untrue or greatly exaggerated as well.

      The thing is, Australia isn’t the only country that has changed over the last 30 years, pretty much everywhere in the world has. You paint a very bleak picture of Sydney, but your views are not shared by everybody who lives there.

      Everyone is entitled to their opinion though, and you’ve made your is clear, and I appreciate you taking the time to let us know what you think. Kathryn is also entitled to her opinion, it is just the two of you not only don’t agree, you are poles apart.

      Then if everybody had the same opinion, what a boring world we would live in 🙂

      Hi,
      I have moved to Sydney from Brisbane in the last 2 years. Housing is expensive. But almost everything else is cheaper, ie cars, trains (except travelling to the airport via train and highway tolls) with more variety when it comes to food. There is a significantly more diverse cultural scene, however I have enjoyed experiencing different cultures In by day to day activities. Like chinese new year celebrations. From what i understand what some Australians fear today (being over run by immigrants of a different color, speaking a different language, using force to convert those already here, and in general arriving by boat). ALREADY HAPPENED back in 1787 with the arrival of the first fleet. Maybe you should have a think about why these people are fleeing their countries. The same thing was said about early European s when they moved to Australia. What were they called ? Ausralia is a country full of immigrants. It is peaceful, it has a few suburbs with higher crime rates, but what country doesnt. With my work I could live in any country in the world, but I would rather be here. Out of all the cities in Australia Sydney is the most beautiful. So it attracts people. The demand drives up the price. Its the price you pay to live here.

    The southern side of Sydney is one of the nicest, most family friendly areas of Sydney. This part of Sydney has some of the best beaches in the city, eg Cronulla, Shelley Beach, Maroubra as well as the pristine, white sanded beaches of the Royal National Park like Bundeena and Maianbar. The St George areas of Lugarno, Connells Point and the magnificent garden suburb of Oatley are surrounded on three sides by the Georges and Woronora Rivers and the huge, leafy area of Oatley Park is one of the largest urban parks in Sydney. The areas of St George and Sutherland Shire are spoilt for choice with thousands of world class restaurants, cafes, theatres, trendy nightclubs, social clubs, sporting facilities and fabulous shopping areas. The areas are surrounded by rivers, the second oldest national park in the world (ie Royal National Park) and fabulous beaches. I have lived in the eastern suburbs and the north shore and, in my opinion, the St George and Sutherland Shire offers the very best of a fabulous Sydney lifestyle which is undeniably the best Australia has to offer. Unlike the north shore, the St George district is a very multicultural area inundated with restaurants offering cuisines from all over the world.
